Drylar™ – foundation waterproofing.

Drylar™ foundation waterproofing, from Liquid Rubber Industries, was chosen by St. Regis Homes, for their custom home division, to provide a reliable and easy to apply waterproofing membrane for this executive home in the Oak Ridges properties in Richmond Hill, Ontario.

Mr. Jay Vanmali, project manager for St. Regis Homes, described the homes in this exclusive community as large and elegant, many with complex floor plans and foundation structures. This custom- built 5,400 square foot home was constructed with a finished basement for use as both a living area and entertainment area.

Mr. Vanmali explained his decision to use Drylar™. “I had tried the product on the foundation of my own home and appreciated both the ease at which it could be applied and the way the product completely adhered to the walls giving a thick coating and sealing any possible way water could enter the basement”.

Drylar™ is a cold applied elastomer modified asphalt emulsion that is sprayed onto the foundation walls by Liquid Rubber approved applicators, such as Abbey Road Contracting who applied Drylar™ to the St. Regis home. Being cold applied significantly reduces risks to contractors and being a rapid set formulation enables backfilling without delays. “In our business its go, go, go”, explained Jay, “and with Drylar™, application is quick and thorough”.

A quantum improvement over conventional solvent based dampproofing, Drylar™ spray applied membranes provide a tough flexible seal to the concrete and one that is self-healing.

Where quality construction is found you’ll find Drylar™ foundation waterproofing used. Jay Vanmali considered other premium products for this project but chose Drylar™. “We considered utilizing the Blue Skin product, but have found the product difficult to work with, requiring a lot of installation time” he said. “With Drylar™ the spray application was quick and reaches all surface areas, even difficult to reach areas that take a lot of time when using pre-formed membranes”.

“With Drylar™ there were no special precautions or preparations needed, which the Abbey Road crew appreciated” said Jay. Foundations protected with Drylar™ resist damage from backfilling, a problem for some pre-formed membranes. Drylar™ also provides excellent performance in preventing water getting between the barrier and the foundation wall surface because it adheres directly to the walls and will not peel or flake off over time.

“I really liked the way the product went on the walls” Jay said, it gave a uniform thick coat, and the thickness could be controlled by the applicator. This product gives me peace of mind and I can sleep securely knowing that I won’t have to go back to repair problems. No one wants problems with their foundations."
